Fall Home Maintenance Checklist: Preparing Your Kelowna Home for Winter

1. Service Your Heating System

The last thing you want is for your furnace to fail on the coldest night of the year. Before you need to turn the heat on regularly, take the following steps:

• Replace the Filter: A dirty furnace filter restricts airflow, making your system work harder and increasing your energy bills.
• Schedule a Professional Inspection: Have a licensed HVAC technician inspect and clean your furnace or heat pump to ensure it is operating safely and efficiently.
• Check Thermostats: Test your thermostats to make sure they are communicating properly with your heating system. Consider upgrading to a smart thermostat if you have not already.

2. Clean Eavestroughs and Downspouts

Once the leaves start falling, your gutters can quickly become clogged. If water cannot flow freely through the eavestroughs and away from your foundation, it will overflow.

When temperatures drop, trapped water can freeze, causing “ice dams” that force water back under your roof shingles, leading to severe interior water damage. Clean your gutters thoroughly in late fall, and ensure downspouts extend at least three to four feet away from your home’s foundation.

3. Seal Drafts Around Windows and Doors

Replace worn weatherstripping on exterior doors, and apply a fresh bead of exterior-grade caulking around window frames where the old sealant has cracked or shrunk. This simple, inexpensive task will make your home more comfortable and lower your winter heating costs.

4. Winterize Your Plumbing and Irrigation

Frozen pipes are a common and disastrous winter emergency in the Okanagan. Protect your plumbing with these steps:

• Shut Off Exterior Faucets: Disconnect all garden hoses, drain them, and store them indoors. Turn off the interior shut-off valves leading to exterior faucets, then open the outside taps to let any remaining water drain out.
• Blow Out the Sprinklers: Have your underground irrigation system professionally blown out with compressed air to prevent the PVC pipes from cracking underground.
• Insulate Exposed Pipes: Wrap any exposed plumbing pipes in unheated areas (like crawlspaces or garages) with foam insulation sleeves.

5. Inspect the Roof and Chimney

Your roof is your home’s first line of defense against winter weather. Use binoculars to inspect your roof from the ground, looking for missing, curled, or damaged shingles. If you spot issues, hire a professional roofer to make repairs before the snow flies.

If you have a wood-burning fireplace, have the chimney inspected and swept by a certified chimney sweep to remove creosote buildup, which is a major fire hazard.
